As one will see upon a visit to any part of campus, inside or out, John Carroll University prides itself on the property and facilities which it owns. Care and planning are at the core of the Facilities Department, which houses the Office of Physical Plant. Physical Plant is run by Director of Physical Plant, Dan Borosh.

The Physical Plant is comprised of non-unionized, permanent, full-time Maintenance and HVAC/R personnel. The department is currently made up of fifteen (15) full time staff members.

Physical Plant also manages the Grounds  function. Grounds are serviced by Turfscape, the onsite contractor. Turfscape also assists the Facilities Department when needed for project related support. Some University furniture moving from department to department falls under their jurisdiction. Lawns, gardens, and flower beds on the main campus are all maintained by Turfscape. Physical Plant also manages the snow removal across campus and at campus owned buildings such as the student resident houses. Snow removal is handled by Turfscape campuswide.

The Maintenance and HVAC/R staffs and Grounds contractor respond to daily work order requests and preventive maintenance activities. The main communication tool for them is the University work order system called Schooldude. Schooldude is an outsourced professional web-based work order management system housed on external servers. This system is available on-line to all authorized users and is utilized by students, faculty, staff, and administrators. The system also forwards Housekeeping work orders to the onsite contracted company, ABM Services. The housekeeping function is managed by the Auxiliary Services Department which is located in the Administration Building.

The Maintenance and HVAC/R staffs  are well-trained in their trade skills, as well as in the field of safety and material handling. Professional courses and hands-on vendor-established training is always available to the staff. In professional uniforms, Maintenance and HVAC/R personnel can be easily recognized across campus.

The Maintenance and HVAC/R staffs also support a number of University sponsored events, including Commencement, Parent & Family Weekend, Homecoming, and Alumni Reunion Weekend. Throughout the year, they are called upon for set-up, take-down, and stand-by in multiple situations. All athletic events require stand-by as well as a number of student functions and holiday-related events all over campus.

The Maintenance staff plays a vital role in the weekly, monthly, quarterly, and annual inspections of all fire alarm and sprinkler systems found on campus. They work closely with the local UH Fire Department and the University Office of Risk Management. Throughout the year, they also support the local fire department on mock safety drills and spot inspections on campus.

The Keyshop is responsible for all physical keys on campus. They cut and issue keys and change lock cores. They handle the entire key process from requesting keys to returning keys. For all office spaces and other rooms, please fill out a key request form located on this page:

Card access to buildings and rooms is controlled by ITS. Please contact them at (216)397-3005 if you have any issues with your card not working.
